Spencer Schwartz is a Leasing Manager at Pegasus Asset Management, where he is responsible for the oversight of leasing assets in the Pegasus portfolio. Mr. Schwartz manages the firm’s in-house leasing across the country, utilizing insights gained from both landlord representation and as a former in-house Real Estate Director. Specifically, Spencer is responsible for negotiating the portfolio’s letters of intent and overseeing the lease negotiation process for every lease transaction completed at Pegasus.

Before joining Pegasus Asset Management in 2023, Mr. Schwartz was a Director of Real Estate at Ortho Mattress, Inc., where he oversaw all aspects of the regional mattress retailer’s brick-and-mortar store portfolio and central distribution facility, including site selection, lease negotiation, lease analysis and administration, and facilities management. During the COVID-19 pandemic, Mr. Schwartz repositioned and strengthened the retail portfolio through lease restructuring and early terminations of underperforming locations.

Prior to his in-house real estate position at Ortho Mattress, Mr. Schwartz was a Leasing Associate and Project Manager at Insignia PMG, where he specialized in tenant and landlord representation, focusing on retail and office uses.

Mr. Schwartz received a B.S. in Business Administration with a concentration in Finance from California Polytechnic State University – San Luis Obispo in 2010. Mr. Schwartz currently resides in the Westwood neighborhood of Los Angeles with his wife, Erika.
